Problem Faced: Before Archway FM became involved, leaseholders were facing growing anxiety about the safety of their building and the long-term value of their homes, with many unable to sell or remortgage.
Meanwhile, our client, the freeholder, faced an increasingly complex remediation process, complicated by serious fire safety risks, the absence of original building information, and a challenging funding route. Without clear oversight or a defined path forward, progress stalled, and uncertainty remained.
Our Role: When we came on board in 2023, we acted as the central point of contact, reassuring residents and working closely with our trusted industry partners to progress the project.
Our role included:
Arranging and managing the FRAEW assessment
Preparing and submitting the Cladding Safety Scheme funding application
Assembling and coordinating the design team
Managing the tender process and main contractor appointment
Overseeing remediation works from start to finish
Guiding the project through to full compliance and completion
Throughout the process, we ensured our client remained informed and supported, providing clear advice and reassurance at every stage.
Outcome: Safety risks were resolved, with the external facade fully remediated in line with current regulations, restoring peace of mind for residents and future-proofing their homes.
Leaseholders were protected from financial liability, lender confidence was restored, and previously stalled property sales were able to proceed. Most importantly, our client was able to move forward with confidence, knowing their building had been made safe and compliant, all at zero cost to them.
