The Cladding Remediation Process, Step by Step
Understanding the cladding remediation process is the first step towards resolving it. Below, we've set out exactly what happens at each stage, what we manage on your behalf, and what you can expect throughout.
From your initial enquiry through to the delivery of your completed EWS1 certificate, our director oversees every stage personally. Throughout, you'll have complete clarity on where your project stands, what comes next, and confidence that every step meets the requirements of the Building Safety Act 2022.
The Journey from Assessment to EWS1
Stage 1: Initial Building and Cladding Assessment
We begin with an on-site visual inspection and a review of existing drawings and documentation to understand the construction of your building and identify potential risks.
This initial assessment determines whether further investigation is required and sets the direction for the next steps.
Stage 2: Intrusive Surveys and FRAEW Reporting
Where required, we coordinate full intrusive surveys in line with PAS 9980 guidance.
Working with qualified fire engineers, we manage the entire survey process: access arrangements, reinstatement, and all supporting documentation. The outcome is a Fire Risk Appraisal of External Walls (FRAEW) report, which formally identifies the level of risk and sets out the remediation requirements.
We'll explain what the findings mean in plain terms, so you're never left trying to interpret complex technical reports alone.
Stage 3: Funding Applications & Regulatory Management
Once the external wall surveys are complete and the risks are clearly documented, we manage all funding applications and regulatory submissions required to move the project forward.
For most eligible buildings, this means applying to the Cladding Safety Scheme (CSS). This is the government's primary funding route for cladding remediation on residential buildings over 11 metres. We'll handle every aspect of the application: evidence collation, technical documentation, liaison with Homes England, and ongoing correspondence with the funding body throughout the approval process.
With a 100% success rate for eligible applications and over £120 million secured to date, we know exactly what it takes to submit successfully.
Stages 4–7: Design, Coordination, and On-site Remediation
Following funding approval, we oversee the delivery of the remediation works.
This includes:
• Assembling and coordinating the design team
• Managing contractor tendering and appointments
• Overseeing the programme, quality, and compliance on-site
• Managing funding drawdowns, valuations, and reporting
• Coordinating leaseholder communications and updates
Throughout construction, we remain your single point of contact, ensuring the works are delivered safely, efficiently, and to the required standards.
Stage 8: Completion and Final EWS1 Certification
Once remediation works are complete, we coordinate all final inspections and sign-off procedures required to formally close the project. This includes collating the necessary documentation, arranging the final fire risk assessment of the external walls, and securing your completed EWS1 certificate.
The EWS1 certificate confirms that your building's external wall system has been assessed and remediated to the required standard, restoring saleability and mortgageability to affected properties and providing leaseholders with the assurances they need.
We provide full final reporting and documentation to all stakeholders, bringing the remediation process to a clear, confident close.
