End-to-End Cladding Remediation Management

Archway FM is a leading UK cladding remediation consultancy. We manage the entire remediation process on your behalf, from initial assessments and funding applications through to completed works and delivery of your completed EWS1 certificate. 

Our role is to remove complexity from the remediation journey, reduce risk, and provide clear, expert oversight at every stage, protecting investors, freeholders, and leaseholders while meeting all obligations under the Building Safety Act 2022.

We act as your single point of contact, coordinating everything: compliance, funding, consultants, contractors, and communication, with clear accountability from start to finish.

Our Step-By-Step Remediation Process

Stage 1: Initial building and cladding assessment

We begin with an on-site visual inspection and a review of existing drawings and documentation to understand the construction of your building and identify potential risks.

This initial assessment determines whether further investigation is required and sets the direction for the next steps.

Stage 2: Intrusive surveys and FRAEW reporting

Where required, we coordinate full intrusive surveys in line with PAS 9980 guidance, working with qualified fire engineers to produce a Fire Risk Appraisal of External Walls (FRAEW) report.

We manage access arrangements, reinstatement, and all supporting documentation, ensuring assessments are thorough, compliant, and clearly explained.

Stage 3: Regulatory and funding management

Once risks are clearly identified, we manage all applications and submissions required to move the project forward, including:

  • Cladding Safety Scheme (CSS) applications

  • Building Safety Fund (BSF) submissions

  • Regulatory requirements under the Building Safety Act

We handle all the technical details, evidence collation, and ongoing liaison with funding bodies, keeping the process efficient and fully compliant.

Stages 4–7: Design, coordination, and on-site remediation

Following funding approval, we oversee the delivery of the remediation works.

This includes:

Assembling and coordinating the design and consultant team

Managing contractor tendering and appointments

Overseeing the programme, quality, and compliance on-site

Managing funding drawdowns, valuations, and reporting

Coordinating leaseholder communications and updates

Throughout construction, we remain your single point of contact, ensuring the works are delivered safely, efficiently, and to the required standards.

Stage 8: Completion and Final EWS1 certification

Once remediation works are complete, we coordinate the final inspections and secure the completed EWS1 certificate, providing full assurance that the building has been made compliant and safe.

We deliver the final reporting and documentation to all stakeholders, bringing the remediation process to a clear and confident close.
